  • Level 5 East wing balcony outside of Perdana Room

 

 

 

  • Extensive leakage in East wing bathrooms after heavy rainstorms.

 

  • Possibly due to blockage on level 5 balcony and cracks on outer wall.

 

 

 

  • De-clog balcony drainage system.

 

  • Install waterproofing on balcony.

 

  • Replace or repair balcony gutters.

 

  • Perform water leak test for exterior East wing wall.

Kitchen Commercial Appliances & Exhaust Motor

 

  • Basement Kitchen      

 

 

 

  • Accumulated dirt and grime in range hood filter

 

 

 

  • Replace range hood filter and perform maintenance and repairs (if necessary) on kitchen range hood.

 

  • Noisy exhaust motor – located on 5th floor rooftop. Multiple noise complaints received from surrounding residential buildings

 

  • Repair or replace kitchen exhaust motor on 5th floor rooftop.
  • Various non-functioning kitchen appliances in need of repair, service or replacement.

 

 

  • Repair/service/replace gas range and oven.

 

  • Install commercial griddle.

 

  • Install commercial microwave.

 

  • Service/repair commercial dishwasher.

 

  • Perform plumbing inspection and repair leaks in kitchen plumbing system.

 

  • Perform deep cleaning – to include degreasing of entire kitchen and all affected pipes and drains.

Elevators

 

  • East wing elevator

 

  • West wing elevator

 

 

  • Vertical movement is not smooth – elevator jerks when stopping on each floor

 

 

  • Perform elevator inspection to determine cause of problem.

 

  • Repair or replace elevator mechanism – electric motor/hydraulic mechanism, cable and pulley system, safety system and brakes.

Main Entrance Outdoor Canopy

  • Exposure to elements have caused fading and rust to structure and canopy roof

 

  • Repaint entire structure.

 

  • Repair and repaint canopy roof.
  • Rust-proof entire structure.

Wiring

 

  • Level 1 – Main Entrance Ramp

 

 

  • Outside daylight sensor ramp lights are not working due to constant trips to the circuit breaker

 

 

 

 

 

 

 

 

  • Licensed electrician to perform inspection to circuit breaker and wiring.

 

  • Repair or replace circuit breaker and wiring.

  • Level 6 – HVAC system is not functioning

 

  • Level 5 & 1 – intermittent heating and cooling issues

 

 

 

 

  • Level 6 – replace HVAC system

 

 

  • Level 5 & 1 – perform inspection by licensed HVAC company to determine cause of problem.

 

  • Service, repair or replace compressors.

Carpets

 

  • Basement Prayer Room

 

  • Levels 3, 4, 5

 

  • Level 6 Penthouse

 

 

  • Carpets are approximately 20 years old.

 

  • Worn out, faded, and fraying.

 

 

 

  • Removal and disposal of old carpets.

 

  • Replace old carpets for new commercial carpets.

 

  • For basement prayer room and level 6 penthouse, replace old carpets with plush residential carpets.

Toilet & Bathroom - Flooring

 

  • All common toilets and En-Suite bathrooms

 

  • All Levels East & West Wing (Basement, Levels 1 – 5, Level 6 Penthouse)

 

 

 

  • Leak prevention to lower floors

 

 

 

  • Re-tile and waterproof all en-suite bathrooms and common toilets of all floors.

 

  • Inspection and consultation by licensed plumber – installing/building water exit outlets on toilet/bathroom floors.

Toilets & Bathrooms – Shower Base

 

Selected single occupancy common toilets and en-suite bathrooms:

  • Level 1 (CG’s room)
  • Level 2 West wing (x1)
  • Level 3 East wing (x1)
  • Level 4 East wing (x1)
  • Level 5 East wing (x1)

 

 

 

 

  • Build/install designated area for ablutions.

 

 

 

 

  • Inspection and consultation by licensed plumber - install single threshold shower base with water faucet and water outlet.

Toilet – Remodeling & Plumbing

 

  • Level 1 Women’s Toilet

 

  • Level 6 Penthouse

 

 

 

 

 

  • Current toilet is outdated and not fit for purpose.

 

 

 

 

  • Remodel aesthetics for guest usage

 

  • Upgrade fittings – toilets, sinks, partitions
  • Level 5 (Perdana Room)
  • Water drains very slowly when flushed.

 

  • Risk of overflow if pipes are clogged
  • Toilet flushing mechanism needs to be inspected to determine if it needs to be replaced or repaired.

 

  • Sewer pipes connected to toilet bowl needs to be inspected and unclogged if necessary.

Remodeling & Renovation

 

  • Level 6 Penthouse

 

 

 

  • Penthouse is outdated and not fit for purpose due to lack of insulation, non-operational HVAC system.

 

 

 

Toilet & Shower:

  • Upgrade toilet bowl and plumbing system.
  • Upgrade shower head and include hand held shower and faucet (for ablutions)

 

Lighting:

  • Inspect wiring.
  • Replace light fixtures.
  • Replace light bulbs to LED.
  • Install dimmers in bedroom and living room.

 

Electrical:

  • Inspect and fix electrical outlets if necessary

 

HVAC, Insulation & Ventilation:

  • Inspect HVAC system and repair or replace/upgrade system if necessary.
  • Install insulation and ventilation system.

 

Interior:

  • Repaint walls.
  • Replace broken ceiling panels.
  • Repaint worn out ceiling panels.
  • Remove and dispose of old interior carpet.
  • Install new wall to wall medium pile residential carpets.

 

Kitchen:

  • Fix kitchen sink.
  • Inspect and fix kitchen plumbing if necessary.
  • Refurbish kitchen cabinets, shelves and counter.

Window Blinds

 

  • Level 2 – MIDA

 

  • Level 3 - MATRADE

 

 

 

 

 

  • Replace old and broken window blinds for all windows in MIDA and MATRADE sections.

Dumpster Rental & Manpower

 

 

 

  • Dumpster rental and manpower to remove and dispose of construction materials and unused/obsolete office supplies and equipment.

 

  • Dumpster size – size and number of days to be decided at a later date.

Compressor-Boiler Valve Air System

 

  • Basement Boiler Room
  • The valve air system is original to the building

 

  • System has reached the end of its operational capacity
  • Replace to new and updated valves.

Hot/Cold Water Mixer Valve

 

  • Basement Boiler Room
  • The water mixer valve is original to the building

 

  • Equipment  and parts have reached the end of its operational capacity
  • Replace T-pipe of water mixer valve.

 

  • Replace temperature gauge.

Heat Steam Piping (Entire Building)

 

  • Basement to Level 5
  • The heat steam piping system is original to the building

 

  • The new boiler delivers pressure that is too strong for the current steam pipes to withstand

 

  • Leaks have occurred after boiler upgrade in October/November 2023

 

  • Replace to new and updated steam piping because some joints are leaking steam and water.
 

 

  1. All documents are available in hardcopy and will be available for reference at the Permanent Mission.
  2. All completed documents must be submitted no later than the closing date and time. Documents received after the closing date will not be considered.
  3. Tenderers are not allowed to put their company names in any of the specification documents submitted. Failure to comply with this requirement may cause disqualification.
  4. All prices quoted for the work must be in USD.
  5. All documents must clearly state the expected time of completion, accompanied by a work schedule and planning and all tender offers shall be valid for a period of 6 months.
  6. All tenderers must submit a full company profile and must be registered with the relevant authorities throughout the validity period of the tender offered.
  7. Successful tenderers will be informed officially and the decision of the Permanent Mission of Malaysia to the United Nations, New York shall be final.
  8. No information available in the tender documents shall be published in the media or newspapers without the approval of the Permanent Mission of Malaysia to the United Nations, New York.
  9. A contract of work will be signed between the Permanent Mission of Malaysia to the United Nations, New York, on behalf of the Government of Malaysia, and the authorized representative of the successful company.
  10. The Government of Malaysia and the Permanent Mission of Malaysia to the United Nations, New York will not be responsible for any costs incurred by tenderers in preparing and submitting the tender documents.
  11. All decisions made by the Permanent Mission of Malaysia to the United Nations, New York related to this tender shall be final and any request for reconsideration shall not be entertained.
